What Is an EICR for Commercial Properties?

Commercial EICR testing, also known as an Electrical Inspection Condition Report, is a full-scale inspection of your electrical systems and installation. Electrical installations deteriorate with time, which is why we recommended having an EICR carried out every 5 years. 


After the inspection, the facilities manager will receive a formal document stating whether your electrics are in good working order. A ‘satisfactory’ report demonstrates that your electrical installation is in good condition and up to current regulations, while an ‘unsatisfactory’ report signifies there are defects or deficiencies that need to be corrected.

Q: Is EICR a legal requirement?

A: Laws in England require businesses to comply with specific electrical safety standards to keep the customers, employees and property safe. The ‘Electricity at Work Regulations 1989’ states that Businesses must continually monitor the condition of their electrical systems through regular assessments and testing to protect employees, while the ‘Landlords and Tenants Act 1985’ states that landlords of commercial and domestic buildings must exercise all precautions to protect their clients from injury and damage caused by electric fires and shocks.

While an EICR is not required by law, a commercial EICR proves that you have complied with these standards and that the premises is electrically sound.

Q: How long does an EICR last?

A: A commercial EICR lasts 5 years, however, if you have a report carried out more than 5 year' prior to April 2021 (even if it states it has a 10 year validity period), it will not be valid under current regulations. If your rental property has a valid EICR carried out within the last 5 years on 1 April 2021, you will not need to carry out a new one until that report expires or there is a change in tenancy.

A: Completion time will vary on the size of your premises. Upon inspection, we will be able to offer a quote and timescale estimate.

Q: Will the power be off during the EICR and will this affect business?

A: The power will need to be switched on and off during the process, therefore power sources will be intermittent. However, depending on the premises working hours, we can be flexible to ensure the business continues without disruption.
