what is checked before issuing an electrical condition report (eicr)?

The EICR report will show whether the electrical installation is in a 'satisfactory' or 'unsatisfactory' condition. We are able to advise you if action is required and undertake repairs and upgrades ourselves where necessary.  A full EICR will be issued once the inspection has taken place.

  • Q: What is EICR testing?

    An Electrical Installation Condition Report (EICR) is a report carried out to assess the safety of existing electrical installations within a property. It is a universal assessment of the condition of a residential home’s electrics, to keep the tenant or homeowner safe.

  • Q: When is an EICR required?

    As of 2025, the key requirements for landlords regarding Electrical Installation Condition Reports (EICR) are as follows:


    Mandatory EICR Every 5 Years: Landlords must ensure their properties have a valid EICR conducted every 5 years by a qualified electrician.


    Provide EICR to Tenants: Landlords must provide a copy of the EICR to tenants within 28 days of the inspection. New tenants must receive the report before moving in, and it should also be available to prospective tenants upon request.


    Remedial Work: If an EICR identifies Category 1 (C1) or Category 2 (C2) issues, these must be addressed within 28 days, or sooner if the report specifies.

  • Q: How long does an EICR take?

    Completion time will vary depending on the property size, however, an average-sized 3 bedroom home will take around 3/4 hours. For more details on timescales for your particular property, get in touch.

  • Q: What is the cost of an EICR?

  • Q: Will the power be off during an EICR?

    The power will need to be switched on and off during the process, therefore power sources will be intermittent. We aim to minimise disruption as much as possible.

  • Q: Is my EICR going to pass?

    Installations do not receive pass/fail status but are instead graded as satisfactory/unsatisfactory. Every installation differs but generally, newer properties or properties which have not been modified, tend to have a better likelihood of receiving satisfactory status.

  • Q: What is my property receives an unsatisfactory report?

    With an unsatisfactory report, you will be issued with a list of required remedial action in order to receive satisfactory status:


    🗲 C1 items are classed as immediately dangerous and must be rectified. 

    🗲 C2 items are classed as potentially dangerous and must be rectified. 

    🗲 C3 items are recommended for an upgrade for optimum safety. 

    🗲 FI items are items that require further investigation. 


    For a satisfactory report, all C1 and C2 items must be rectified. Any remaining FI items must be investigated for a satisfactory report.
